SSH operator and covenant quality — diligence beyond lease length
Why counterparty strength, operational capacity and reporting discipline matter as much as a 25-year FRI headline in specialist supported living.

Investors often fixate on lease length and indexation. Those terms matter. They are incomplete without a view of who performs under the lease — the registered provider, care operator or other counterparty — and how quality is evidenced over time.
Covenant quality is not a single credit score. It includes financial resilience where disclosable, operational track record, regulatory standing in care and housing contexts, governance of the organisation, and the practical ability to meet repairing, insurance and reporting obligations.
Operational failure modes include understaffing, compliance breaches, weak asset management and slow communication when issues arise. A strong paper lease with a stressed operator can become an enforcement and reputation problem for the owner — especially for overseas investors who cannot visit weekly.
Diligence questions for packs and solicitors include: who is the legal counterparty; are there step-in or replacement mechanisms; what reporting will owners receive; how are rent defaults handled; and what happens on insolvency or regulatory intervention. Concentration risk compounds covenant risk. Multiple units relying on similar operators or commissioning environments can correlate. Family offices should treat operator exposure as a portfolio variable, not an afterthought.
